How To Use Time To Find Motivated Sellers

When it comes to finding motivated sellers, time is the litmus test that instantly separates motivated sellers from everyone else.



Because it takes time for someone’s need or motivation to sell right now to build.

Lets just stop for a moment and think about the reason why someone would want to sell their house.

It may be out of choice, because they want to move to a bigger or smaller house.

Or it may be out of necessity because they have lost their job, or because they have been spending too much on cars and holidays and now can’t afford to pay all their bills.

In either case they will put their house on the market wanting a specific price. This is often the price an estate agent tells them, because they have no idea what their house is worth.

Or it might be the price that they need to be able to buy the new house that they want.

So there are several possible prices floating around in the mind of the seller:

  1. The price they want

  2. The price the estate agent tells them

  3. The price that they will accept

  4. The price that they need to move

To instantly find houses that have been on the market for more than 3 months all you need to do is go onto Right Move.

That’s the default place for everyone looking to buy a house, right?

Right Move have very kindly made the process of finding houses that have been on the market for a long time as simple as possible.

Just search for houses in your area as you normally would. Then when the results appear there is a second filter facility below the main menu bar.

You’re looking for the word Sort. There is a drop down menu next to it.

As you’ll see you can search by Oldest Listed.

So just like that you can instantly see the houses that have been on the market for more than 3 months.

When you go to view the property you’ll know that the seller’s mindset will have shifted from “I’ll only accept the price that I want” to “I’ll sell for what I need to move”

How To Find Motivated Sellers With Newspapers

National newspaper circulations are falling every year so it completely surprises me that local newspapers are a able to survive.

For now at least you will become one of the few people that buy the paper every week. You’ll only need to buy it on the day that has the property section.

The good news is that for the first 3 months all you need to do is buy the paper and keep it somewhere safe. You don’t need to read it or look at it. You just need to remember where you’ve put them.

3 months later you pull out the first newspaper you bought. Turn to the property section and start calling the houses that are not being sold through an agency.

When you call the number in the ad you are going to get a lot of surprised responses because the majority of the houses will have already sold. Don’t worry this is all part of the process.

Why is this important?

Because it will save you a huge amount of time!

If you had called these sellers the day the paper landed (like most people do) you could have wasted your time going to see 10 or 20 houses where the owner has no urgency to sell.

3 months later it’s a very different story and the despondent homeowner who thinks he can’t sell his house will be thrilled that you have called.

Time will have changed his perception of price from “what I want” to “what I need to move” which makes your job as a negotiator far easier.
